Washington State Tenant Screening Disclosure (RCW 59.18.257)
Before obtaining any tenant screening information, applicants are notified of the following:
Information that may be accessed during screening includes:
* Consumer credit report
* Rental history and landlord references
* Employment verification
* Income verification
* Criminal history, as permitted by law
* Public records relevant to tenancy
Screening criteria that may result in denial include:
* Gross household income below 2x the monthly rent
* Credit score below 600
* Unsatisfactory rental history, including unpaid balances owed to previous landlords or repeated lease violations
* Materially false or misleading information on the application
* Inability to verify identity, income, or rental history
* Other lawful factors demonstrating an inability to meet lease obligations
A consumer report may be obtained through a tenant screening agency. If information contained in a consumer report contributes to an adverse action, you have the right to obtain a free copy of your report from the reporting agency and to dispute the accuracy of the information contained in that report.
Reusable Tenant Screening Reports: Comprehensive reusable tenant screening reports will be accepted if prepared by a consumer reporting agency in compliance with Washington law. The landlord reserves the right to obtain an additional landlord screening report at the landlord's expense as permitted by RCW 59.18.257.
Application fees, if charged, are limited to the actual cost of obtaining the screening information and are non-refundable once screening has begun.
