Rent & Financial Terms
Monthly Rent: $4,600.00
Due Date: Due on the 1st of each calendar month.
Late Fees: A $200.00 flat late fee applies if rent is not received by 11:59 PM on the 5th.
Security Deposit: $4,000.00 (Fully refundable per Utah Code).
Flexible Payment Option: You may pay the deposit in full upfront or split it into 4 equal consecutive monthly installments of $1,000.00 alongside your first 4 months of rent.
One-Time Move-In Fee: A single, combined non-refundable fee of $400.00 covers professional standard turnover cleaning and specialized pet remediation/deodorizing upon move-out.
All-Inclusive Utilities & Services
To make your living experience effortless, your $4,600.00 monthly rent completely covers the following core utilities and premium maintenance services:
Power (Electricity) and Gas utilities
City Water, Sewer, and Trash collection services
Professional Pool Care, seasonal servicing, and maintenance
Professional Lawn Care and landscaping for the fenced yard grounds
Jacuzzi Maintenance Note: Unlike the swimming pool, jacuzzi care and chemical balancing are not included and must be maintained entirely by the tenant.
Property Boundaries & Layout
Included Grounds: The lease includes the full log cabin home and the fenced backyard immediately attached to the house, featuring your own private swimming pool.
Excluded Grounds: The open field located directly behind and south of the fenced yard, including the large shop building inside that field, is strictly excluded from the lease.
Access Restrictions: The shop and open field are not part of the rental package. Tenants, guests, and pets are strictly prohibited from entering or using the shop or field area.
Pet Policy & Care
Allowed Areas: Well-behaved pets are welcome within the designated leased premises (the home and the fenced backyard) only.
Tenant Liability: Tenants hold absolute financial responsibility for any physical structural damage caused by pets (such as scratched wood logs, chewed fixtures, stained floors, or turf damage). The upfront $500.00 fee does not waive or limit liability for structural repairs.
Parking & Vehicle Rules
Designated Parking: Parking is strictly limited to the half-moon driveway area and the northeast corner of the lot. Parking on lawns or unpaved surfaces is prohibited.
Vehicle Storage: Long-term storage of commercial, recreational (RVs/boats), broken-down, or non-operational vehicles is prohibited. Vehicles cannot remain stationary in parking zones for more than 14 consecutive days.
Registration: All vehicles on the premises must feature current, legal state registration unless explicit written storage permission and proof of comprehensive insurance are provided.
Property Upkeep & Log Cabin Care
Waste Management: All household trash must be securely bagged and stored inside city-issued bins. Bins must be rolled to the curb on trash days and returned to their storage spot within 24 hours of collection.
Yard Aesthetics: External storage of trash, scrap metal, wood pallets, vehicle parts, or construction materials is strictly prohibited to keep the property clean and beautiful.
Log Structure Care: To protect the authentic log cabin architecture, drilling, screwing, nailing, piercing, or painting the interior or exterior log walls is strictly prohibited without explicit written consent.
HVAC System: The home features a specialized mini-split HVAC system. Tenants do not need to replace air filters and should not attempt to open or dismantle the units; any operational issues are handled promptly by the landlord.
Pool Safety: A separate Pool Safety Addendum & Liability Waiver must be signed concurrently with the lease agreement.
Lease Duration
Minimum Term: 12-month standard residential lease.
