One-Time Move-In Fee: A single, combined non-refundable fee of $300.00 covers professional standard turnover cleaning upon move-out.

Property Boundaries and Layout
Included Grounds: The lease includes the entire 1,400 square foot, 3-bedroom, 1-bathroom basement apartment suite, featuring its own dedicated private entrance and 2 private outdoor parking spots.
Excluded Grounds: The main upper-level log cabin home, the attached fenced backyard, the swimming pool, the jacuzzi, the open field directly behind the fenced yard, and the large shop building are strictly excluded from this lease.
Access Restrictions: The upper-level home, backyard amenities, shop, and open field are not part of the rental package. Basement tenants and guests are strictly prohibited from entering or using these areas.
Parking and Vehicle Rules
Designated Parking: Parking is strictly limited to your 2 designated private outdoor parking spots. Parking on lawns, unpaved surfaces, or the main half-moon driveway is prohibited.
Vehicle Storage: Long-term storage of commercial, recreational (RVs/boats), broken-down, or non-operational vehicles is prohibited. Vehicles cannot remain stationary in parking zones for more than 14 consecutive days.
Registration: All vehicles on the premises must feature current, legal state registration unless explicit written storage permission and proof of comprehensive insurance are provided.
Property Upkeep and Suite Care
Waste Management: All household trash must be securely bagged and placed inside designated city-issued bins. Bins must be rolled to the curb on trash days and returned to their storage spot within 24 hours of collection.
Suite Aesthetics: External storage of trash, boxes, or personal items near the private entrance or parking stalls is strictly prohibited to keep the property clean and beautiful.
Structure Care: To protect the integrity of the building, drilling, screwing, nailing, piercing, or painting the interior walls is strictly prohibited without explicit written consent.
HVAC System: The suite features a brand-new, top-tier multi-zone mini-split HVAC system providing individual climate control in every room. Tenants do not need to replace air filters and should not attempt to open or dismantle the units; any operational issues are handled promptly by the landlord.
