I am willing to offer this 2 room rental at $750 a month on a yearly lease or $800 a month on a month to month lease if just one person will be renting alone and has good credit and no pets and I would also half the security deposit to $500 for a one person lease. as low as $750 rent with $1250 total due at move in is possible for a yearly lease if paying move in costs with cash with last mnth required to be put on file within 6 month. Or monthly it would be $1300 total move in month to month without the need for last month rent on file if paid in full on tour day. - Must have funds available if you view the home or contact me and be willing/able to sign the lease asap that same day if interested. Month-to-Month or One Year Lease available, Starts July 1st. water/sewer paid til July 15th. Free rent for remainder of June. Read the full ad before responding! - The home is split duplex style, a 2 bedroom rental and a studio efficiency room, each with their own entry. I am offering a private 2 bedroom rental in the home. The 3rd bedroom is reserved as a guest room that is rarely occupied by my sister when she visits. - Additional adult occupants would be $200 a month extra per adult if approved and deposit would be one month rent. - Lease is written as renting 2 rooms with private usage of the living room/kitchen/bathroom/entry. - Utilities: Tenant pays all utilities (electric, water, sewer, garbage). - - Only the signing tenant(s) may contact me. Strictly no third parties! - Driveway available for off street parking. - I will be painting the outside of house as soon as possible, inside was recently painted. - Any questions can be answered in person at the tour or by my sister via text message if using assistance programs. If you ask me if it is available or anything else I will not respond or consider your application any further. - I will not require last month rent for a monthly lease if move-in costs are paid in cash, in full asap, and then all future monthly payments must be made via cashapp or mailed check unless paying via an approved assistance program that has been reviewed by my sister. If not paying cash or hesitating after touring, then I will require last month rent up front with move in costs whether it be monthly or yearly lease if I were to reconsider after declining during initial viewing. - Please note that water/sewer is $120 a month which can be reimbursed monthly or put in your name. if water is being left in my name rent would be $900 even including water/sewer and I would surcharge the water/sewer bill at $150 a month. Electric must be put in your name! - If you have pets, the pet fee is $200 deposit and $25 per pet per month. - If you have bad credit I can still work with you but I would ask for the last month rent to be paid with move in costs. - You will be asked to sign an intent to rent form at the tour and pay the main deposit as a hold fee at minimum!! - Normal rent for this 2 room rental is $1000 a month with 2 person occupancy. 3 adults would be my max occupancy with additional occupant fee. If you do not have good credit or are trying to rent with assistance then the $1000 rate with first, last, and deposit required at tour time is the only rate I would be willing to offer. 3k total move in. - I am willing to rent the whole 3 bedroom home for $1250 a month if you are fully prepared to pay 1st, last, and deposit in cash on day of tour and willing to rent 3rd room out as is. I have not renovated it yet but was planning to soon. - Rental Assistance: If using any form of rental assistance, you must speak with my sister before requesting a tour which means you would need to ask me for her contact information! All payment details and authorization and checks must be prearranged prior to the tour so that you can secure the lease properly at the end of tour without any further approvals being required. I will not alter the lease or sign anything except a tax form. If your assistance program requires more than that then I won't be able to help you. If your assistance program needs to inspect the home then they would need to come to the tour with you! This is a 2 room rental with private use of the common areas in a 3 bedroom home.
