See my other ad if interested in renting out the 2 bedroom apartment or the whole 3 bedroom home. - Private Studio Room (1 Occupant) Self-contained studio (3rd bedroom) with private entry, furnished (bed, desk, small couch, etc.), small fridge + microwave, private full bathroom. If you have furniture it would mostly need to go into storage. Monthly Rent: $750 month-to-month ($650 with yearly lease) tenant pays or splits utilities Security Deposit: $500 Total Due at Move-In: $1,250 month-to-month ($1,150 with yearly lease) *This is for temporary stays and would not be available for lease renewal after I rent out the 2 bedroom rental unless primary tenants allow. Yearly lease requires last month rent on file. Can either be paid at move in or in $200 installments with future rent payments until paid. - Utilities: Tenant pays or splits all utilities (electric, water, sewer, garbage). - Important Rules: - No smoking inside. No EV charging. No pets without approval. - Serious tenants only. If you schedule a tour, you must be ready and willing to rent at the end of the tour with funds available. - Only the signing tenant(s) may contact me. Strictly no third parties! - If you tour the home and do not have funds available to sign the lease that same day, or respond with "maybe" or "I'll get back to you," it will be considered a no and you will not be considered as a renter in the future. Be ready to rent ASAP if you view the inside! - I reserve the right to apply discount on yearly leases for applicants with good credit and rental history and with no pets, negotiable. - If you have pets, the pet fee is $200 one time cleaning fee and $25 per month per pet. - Driveway available for off street parking. - Message to schedule a tour (be prepared to move forward or decline at the end of the tour). No exceptions! - I REPEAT ONE FINAL TIME THE ONLY 2 MESSAGES YOU SHOULD REALLY SEND ME ARE EITHER: "I have money available now and would like to tour the home and possibly sign the lease." or "I would like your sister's phone number so I can talk to her about rental assistance at your property." - All other questions can be answered in person at the tour or by my sister via text message. - I will only accept move-in costs in cash and all future monthly payments must be made via cashapp or mailed check unless paying via an approved assistance program that has been reviewed by my sister. Bring the base deposit for whatever option you are intending to rent with you to the tour so that you can secure the rental if desired. Failure to secure a hold on the lease at the end of the tour will result in a for sure 100% denial of your application and no reconsideration will be given! - Rental Assistance: If using any form of rental assistance, you must speak with my sister before requesting a tour! All payment details and authorization and checks must be prearranged prior to the tour so that you can secure the lease properly at the end of tour. If you need utils included for any assistance programs I can do so at a surcharged rate, for example I can rent out the studio at $900 a month with utils included. Negotiable based on the assistance program you are using. - If you request a tour expect me to ask for a ten dollar tour fee when you arrive that I will count towards your deposit if you rent the room.
