Utilities Clause Tenant shall be responsible for arranging and paying for all utility services required for the Premises, including but not limited to electricity, gas, water, sewer, trash collection, and internet/cable services. Tenant must ensure all utility accounts are transferred into the Tenant's name(s) within three (3) business days of the Lease Commencement Date. Failure to maintain utility service in the Tenant's name throughout the duration of the lease shall be considered a material breach of this Agreement. Landlord shall not be responsible for the interruption or failure of any utility service unless caused by the Landlord's willful or negligent act. 2. Smoking Policy The Property is designated as a 'No-Smoking' residence.
