Noble Shelters Lease Terms & House Policies Property Address: 2601 Schulze Dr, Killeen, TX These lease terms outline expectations, responsibilities, and rules for all residents living in the Noble Shelters shared-living program. Failure to follow these terms may result in removal from the home. 1. Lease Duration This agreement is month-to-month. Rent is due on the 1st of every month. Residents must give 30 days' notice before moving out. 2. Rent & Fees Monthly rent: $650 (unless otherwise stated). Security deposit: $150 (refundable if no damages or rule violations). All utilities are included (electric, water, trash, and basic internet). No late fees, but rent must be paid on time to remain in the program. If a resident damages property, they are responsible for repair or replacement costs. 3. Occupancy Rules Only approved residents may live at the property. No overnight guests without written approval. No sharing, subleasing, or allowing others to use your bed or space. Each resident must respect other residents' privacy and personal space. 4. Behavior & Conduct Residents must follow all Noble Shelters behavioral standards: No violence, threats, or aggressive behavior. No stealing or damaging property. No harassment, bullying, or disrespect toward others. Quiet hours are from 10 PM to 7 AM. Keep common areas clean and respect shared spaces. Follow staff instructions when given for safety or house operations. 5. Substance Use Policy No drugs, no alcohol, and no drug paraphernalia are allowed at any time. Residents suspected of substance use may be subject to removal. Prescription medications must be taken as directed and stored safely. 6. Smoking Policy No smoking inside the home. Smoking is allowed outside only, in designated areas. Cigarette butts must be disposed of properly. 7. Pets No pets are allowed in the group home. Service animals must meet ADA requirements and be approved in advance. 8. Visitors Visitors are allowed only with staff approval. No overnight visitors. Visitors must follow all house rules. Residents are responsible for their visitors' behavior. 9. Chores & Maintenance Responsibilities Residents agree to the following: Complete assigned weekly chores. Keep personal areas clean. Report maintenance issues immediately. Do not tamper with smoke detectors, cameras, locks, or appliances. Do not block exits or create safety hazards. 10. Kitchen & Food Rules Residents may cook but must clean up after themselves. No leaving food out or causing pest issues. Shared refrigerator and pantry space must be respected. 11. Safety Rules No weapons of any kind. No candles, hot plates, or unsafe appliances. Fire exits must remain clear. Residents must comply with fire, safety, and emergency procedures. 12. Termination of Stay A resident may be asked to leave immediately for: Non-payment of rent Violence or threats Drug or alcohol use Bringing unauthorized people into the home Major property damage Repeated rule violations Any behavior that puts others at risk Noble Shelters reserves the right to discontinue housing if a resident becomes unsafe for the environment.
