Permitted Pets Tenants are permitted to keep domesticated cats and dogs on the Premises, subject to the conditions below. Pit bulls (American Pit Bull Terriers), Staffordshire Terriers, or any mixed breed with similar characteristics are strictly prohibited. 2. Vaccination and Health Requirements All pets must have current vaccinations and immunizations as required by local law. Tenants must provide proof of vaccination and license (if applicable) prior to the pet's occupancy and upon renewal of such records. 3. Pet Fee A non-refundable, one-time pet fee of $300 per pet is due prior to the pet being brought onto the Premises. This fee does not cover damages caused by the pet. 4. Cleaning and De-Fleaing Fee Upon move-out, the Tenant may be charged a cleaning and de-fleaing fee of up to $500, at the Landlord's discretion, to cover any additional cleaning, deodorizing, or pest treatment required as a result of the pet's presence. 5. Tenant Responsibility The Tenant is responsible for: Maintaining control of the pet at all times and ensuring it does not cause disturbances, damage, or injury. Properly disposing of all pet waste in designated areas. Keeping the Premises clean, sanitary, and free from odors or pests associated with pet ownership. 6. Liability for Damages The Tenant shall be fully responsible for any damage, injury, or loss caused by the pet to the Premises, common areas, or other persons or property. Repair and replacement costs shall be billed to the Tenant and are due upon demand. 7. Revocation of Pet Privileges The Landlord reserves the right to revoke pet privileges if the Tenant fails to comply with this policy, if the pet becomes a nuisance or safety concern, or if the pet causes property damage.
