Sewer/trash/recycling - Boise City Utility. Cable - Sparklight (recommended) Insurance: It is required to purchase a renters insurance plan. These plans usually cost around $10/mo (check with your insurance company, we use Dwayne Ellis at American Family Insurance) and will cover you for the unlikely and unexpected. Rent adjustments: Each year we make an assessment based on market conditions and will notify you at least 30 days prior to the lease expiration if there will be a change in the monthly rent for a lease renewal. Payment: Electronic payment ie PayPal, Zelle, Apple Pay are preferred forms of payment for their ease of use and tracking. If you are not familiar with these or would prefer an alternative form of payment, we will be happy to discuss that with you. Lease agreement: Typically are a minimum of 12 months. A copy of the agreement can be provided upon request if you would like to review it. Problems or things breaking: Notify us as soon as you become aware of them and we will have it addressed immediately. We know how inconvenient it is when things break or stop working so we try really hard to remedy them as quickly as possible. Owner pays for water. Small/medium dogs allowed with additional no refundable $250/pet deposit. Max of 2 pets.
