Utilities will be paid by Tenant (water/light/gas) HOA will be paid by Landlord Maintenance and Repairs Tenant shall maintain the Premises in a clean and safe condition and notify the Landlord of any needed repairs or maintenance. The Landlord is responsible for maintaining the major systems (e.g., plumbing, heating, electrical). Tenant is responsible for minor repairs and keeping the property in good condition, such as changing light bulbs and cleaning filters. Use of Premises The Premises shall be used exclusively as a residential dwelling. No commercial activities or illegal activities are allowed. The Tenant shall not sublet or assign the lease without the prior written consent of the Landlord. Late Fees If the rent is not paid by the 3rd a late fee of 5% of the total rent will be charged. Additional late fees may accrue daily until the full payment is made. Termination and Renewal The lease may be terminated by either party by providing 45 days' written notice prior to the end of the lease term. Entry by Landlord The Landlord may enter the Premises with 24 hours' notice for repairs, maintenance, or inspections. In case of emergency, no notice is required. The Tenant is encouraged to obtain renters' insurance to cover personal belongings and liability. The Landlord is not responsible for loss or damage to the Tenant's property NO SMOKING INSIDE HOME Small dogs are allowed
