Great location. 2 bedroom, 2 bath apartment. Just off Apalachee Pkwy, close to downtown, mall, shopping and restaurants. Off street parking with 2 parking spaces reserved for this unit. Step through the entry door look through the spacious Family Room and out the sliding glass doors onto the deck and see all the trees that use to surround the grounds. The 3 torndoes that hit Tallahassee blew down a number of trees in this quiet safe neighborhood. None of the huge trees struck the building or damaged the building. The trees are scheduled to be cleaned up when the Tree Removal Company finds the right time to do it. The tree business is still very busy after the hurricanes and other storms. The "silver lining" is that those huge trees that had the potential to fall on the building are no longer a danger to the building. Master bedroom has a walk-in closet and Master Bath has separate tub and toilet room just steps from the Master Bedroom. Has small pantry "closet" in kitchen, additional storage closets in Family Room, outside storage off deck, linen closet in Master Bath so lots of storage for an apartment this size. The deck used to be surrounded by trees for "woodsy" setting. Still quite a few trees, but just not huge ones. The apartment has a private entrance with a motion detector spot light over the entry stairs, this is amazingly useful and safe when coming in at night. You can park your car 10 steps from your front door so no lugging your groceries down long halls or across big parking lots or up a long flight of stairs. First floor condominium for optimum security. Available now that new luxury vinyl plank flooring has been installed, be the first to move-in on new flooring and new paint everywhere. Contact me if you are interested. Listed rent is below Zillow's suggested market value rent and comparable with other 2 bedroom/2 baths in the neighborhood. Sign a two-year lease and guarantee rent will not be increased for the term on the lease. I prefer rent payment by either cash or on-line such as Zelle or Venmo. Washer and dryer available for rent at $50 per month. Great deal when you compared to the amount of time and expense it takes for you to go to a laundromat and sit through several loads of laundry. And, in this day and age, much safer too. I love pets BUT I have the experience of renting to tenants, the tenants claiming the pets were well trained and clean. My experience is that tenants might be unaware of how their pets, while the tenant thought it was "good behavior," nevertheless caused signficant damge to the rental. My worst experience was a couple with a cocker spaniel who was clean, well trained, friendly and all-around a good dog. However, when they moved out, I discovered the dog has jumped up against the base cabinet doors and scratched them all beyond repair. Since I could not find matching replacement doors, I had to replace all the base cabinets which meant ripping out the countertops and re-installing them all to the tune of $10,000, Of course, the tenants pet deposit and rental deposit didn't even begin to cover the damages. So lesson learned, and situations similar to that happen so frequently we have decided to not to rent to tenants with pets. 1 year lease. Tenant pays for utilities. (Absolutely no smokers, (smoking violates/terminates the lease and incurs additional fees; Absolutely no pets, pets violate/terminate the lease and incurs additional fees and pets may be removed from the premises and taken to Animal Shelter without any additional warning)
