    This 3 Bedroom, 2 Bath house is located in the Villages of Historic Malbis. The back yard is fully fenced with black wrought iron fence. This house has plenty of storage space with a Primary Bedroom walk-in closet, 2 guest Bedrooms with double closet doors, coat closet at front door, linen closet in hallway and storage room on back patio. 2 Car carport. Landscaping is not included. Pets allowed with $250 pet fee per pet. Small pets only. * The home will be unfurnished - Internet service is included in the home and will be added to the ledger for payment. All applicants must meet all requirements: -All applicants must meet all requirements: -A non-refundable holding fee equal to one month's rent is due within 24 hours of an application being approved.Once a lease is signed, the holding fee will be required to hold the home for 14 days from the date of the application. The holding fee will remove the property for rent from the market. Once a lease is executed, the holding fee will be transferred as a security deposit. This holding fee is non-refundable and non-transferable. Everyone 19 and older that will be living in the home, must apply. The application fee is $75 per person (non-refundable). Multiple applicants/roommates must fill out an application for each rental. Applications are transferrable within 30 days. -Number of Occupants. The number of occupants must comply with HUD standards and guidelines for the specific rental property applied for. Identification- A current photo ID must be submitted with each application. Applicants without a social security number must provide proof of a permitted stay in the U.S with a U.S./I.N.S Visa. 600 or better credit score is required.No landlord collections or evictions will be accepted. Income must be 3 times the monthly rent. EX: $1500 per month rent would require an income of $4500 Acceptable terms of income: 1. Current paystub to show year to date income, Company name, tenant's full name, and current date. 2. 1099 for self-employment 3. Current tax return 4. Child support, alimony, SSI, SDI, retirement, and pensions. 5. Offer letter for from employer with the Company name, tenant's full name, and current date. Criminal history must not contain felony conviction(s) for criminal offenses involving; violence, assault, battery, firearms, arson, the manufacturing and/or distribution of controlled substances within the past seven (7) years, or misdemeanor or felony conviction(s) for sexual offenses regardless of when the conviction occurred. Bankruptcies must be discharged for 3 years. Co-signers must meet all the criteria. Co-signers are required to submit an application with a $75 (non-refundable) application fee. We do not allow Subletting, Company leasing, or Air B&B. Rental history- 2 years of rental history must be provided to include prior landlord name, phone number, and current email address. Rental history must reflect timely payments, no complaints of disturbances, unpaid NSF Fees, damages, evictions, monies owed, liens, or foreclosures. Prior home ownership is equivalent to rental history. Pets are allowed per the owner's discretion and each property listing has specific details for each listing. A $ 250 non refundable pet fee is required per pet. A non- refundable deposit may also be required per the home listing. - Breed restriction list for aggressive breeds is prohibited. - No pets are allowed under the age of 1 year. -All tenants must complete and sign a pet addendum for each pet. -Pet Screening Required: We use a third-party pet/animal screening service. Each applicant will be required to complete a pet screening for each of their pets or ESA/ service animals during the application process. Pet Screenings are $20 for the first pet and $15 for additional pets. Service / ESA animal registration is free. Service Animals. A separate application and request for reasonable accommodation, including requested documentation or letter from a medical professional and information therein, will be required to be submitted for applicants with service animals and/or emotional support animals. Applications are approved in completion order. An email determination letter will be sent to you within 24-48 hours.A team member will reach out to you within 48 hours if any information is needed for your application. Notice of application approval may be given via telephone call, email, or in writing Lease start date must start within 14 days of the approved application. Move in conditions: Each home is accepted in "as-is" condition. 12 months
