Renter pays all utilities. Renter is responsible for cleaning dog poop before Wednesday of every week when the lawn gets mowed. Owner will cover cost lawn getting mowed. Rent is due on the 1st of every month. Tenant is responsible for h-vac filter replacement. Owner will give 24 hour notice for inspection unless in case of an emergency.
