Cleaning: A one-time cleaning fee is due with the first month's rent. Additional charges may apply for excessive cleaning, heavy stains, or lingering odors beyond normal use. Screening & Insurance: All tenants complete basic screening through a secure third-party platform, including photo ID, rental history, and income verification. Renter's insurance is required for all stays. Lease, Payments & Deposit: Tenancy is finalized with a signed lease. The first month's rent, cleaning fee, and security deposit are due upfront to secure the tenancy. The refundable security deposit is equal to one month's rent, capped at $8,000, and is returned following a satisfactory move-out inspection and settlement of applicable charges. Utilities: Monthly rent includes all utilities, pest control, and sewage services, with a $100-per-bedroom monthly utility allowance. Any usage above the applicable monthly allowance is the tenant's responsibility. Supplies: A starter supply of essential household items, including toilet paper, paper towels, dish soap, and similar necessities, is provided at move-in. Ongoing replenishment is the tenant's responsibility. Pet Policy: Pet-friendly homes allow up to two dogs, with a $500 non-refundable pet fee per dog. Other pets may be considered on a case-by-case basis. Pets in homes not designated as pet-friendly require prior approval and are not guaranteed. Tenants are responsible for cleaning up after their pets and for any pet-related damages. Tenancy: Tenants must provide at least 30 days' written notice before their intended move-out date.
