Two-bedroom, 1/12 bath 2 floor unit duplex with approximately 975 sq ft, private entrance, 4200 square foot lot, large garage and enough off-street parking for two vehicles. Landlord provides refrigerator, stove, and washer/dryer hookups. Tenant is responsible for water, electric & gas. Premises shall be maintained in clean, sanitary condition consistent with move-in condition, normal wear and tear excepted. If you have a pet, the rent will be $99 per Pet a month. A background rental history, income verification with credit report are required. Specifics: 1. No holes larger than nail size 2. No painting without permission 3. Furnace filters changed regularly 4. Tenants shall keep smoke detectors and keep Carbon Monoxide detectors in working condition. *Renter insurance is recommended and is tenant responsibility Landlord is not liable for tenant personal property. Tenant responsible for lawn mowing and snow removal from walkways and driveway. If they can't the landlord may have to provide a landscaper and rent will be increased. Township does not plow snow on street due to cars being parked. Occupancy limited to named tenants ONLY listed on lease. Additional occupants require written landlord approval. Tenant shall not disturb neighbors' peaceful enjoyment and shall comply with local noise ordinances. No alterations, fixtures, or satellite installations without written landlord consent. Cleaning standards Carpet condition clean Trash removal instructions Key return Unit must be tidy, returned broom clean, all personal property removed, and appliances cleaned. Anything needing fixed maintenance wise or repaired landlord should be made aware to ensure that the system has or will be functioning properly. Shower heads etc. Rent $1050 plus deposit. Any pets are $99 each per month. No smoking or there will be an additional fee. ABANDONED PERSONAL PROPERTY Any personal property remaining in or about the premises after Tenant has vacated, surrendered possession, been evicted, or otherwise abandoned the premises shall be considered abandoned property. The premises shall be deemed abandoned if any of the following occur: 1. Tenant removes a substantial portion of personal belongings; 2. Rent remains unpaid and Tenant is absent from the premises; 3. Utilities are disconnected due to nonpayment; 4. Tenant returns keys or provides notice of vacating. Landlord shall provide written notice to Tenant at Tenant's last known address and/or email address stating that the personal property must be claimed within ten (10) days from the date of notice. If Tenant fails to reclaim the property within the stated time period, Landlord may, at Landlord's discretion: dispose of the property,donate the property, or sell the property to recover unpaid rent, damages, storage, or disposal costs. Tenant shall be responsible for all reasonable costs associated with removal, storage, and disposal of abandoned property. Landlord shall not be liable for loss or damage to abandoned property except in cases of willful misconduct. Landlord shall provide written notice allowing Tenant ten (10) days to reclaim property. Property not claimed within that time may be disposed of, donated, or sold at Landlord's discretion, and all related costs shall be charged to Tenant. LANDLORD RIGHT OF ENTRY Landlord may enter the premises for inspection, repairs, maintenance, improvements, or to show the property to prospective tenants, purchasers, or contractors. Except in cases of emergency, Landlord shall provide reasonable notice to Tenant prior to entry, which shall generally be no less than twenty-four (24) hours notice. Entry shall occur during reasonable hours. In the event of an emergency or where Landlord reasonably believes the premises have been abandoned, Landlord may enter without prior notice. Tenant agrees that notice may be provided by written notice, email, text message, or posting notice on the premises door where permitted by law.
