Landlord shall provide written notice to Tenant at Tenant's last known address and/or email address stating that the personal property must be claimed within ten (10) days from the date of notice. If Tenant fails to reclaim the property within the stated time period, Landlord may, at Landlord's discretion: dispose of the property,donate the property, or sell the property to recover unpaid rent, damages, storage, or disposal costs. Tenant shall be responsible for all reasonable costs associated with removal, storage, and disposal of abandoned property. Landlord shall not be liable for loss or damage to abandoned property except in cases of willful misconduct. Landlord shall provide written notice allowing Tenant ten (10) days to reclaim property. Property not claimed within that time may be disposed of, donated, or sold at Landlord's discretion, and all related costs shall be charged to Tenant. LANDLORD RIGHT OF ENTRY Landlord may enter the premises for inspection, repairs, maintenance, improvements, or to show the property to prospective tenants, purchasers, or contractors. Except in cases of emergency, Landlord shall provide reasonable notice to Tenant prior to entry, which shall generally be no less than twenty-four (24) hours notice. Entry shall occur during reasonable hours. In the event of an emergency or where Landlord reasonably believes the premises have been abandoned, Landlord may enter without prior notice. Tenant agrees that notice may be provided by written notice, email, text message, or posting notice on the premises door where permitted by law.
