Newly updated Owner pays water, tenant is responsible for gas and electric, garbage, lawn, snow shoveling. Clauses for damage, including plaster, electrical and system tampering, no steel snow plowing absolutely no pets, no fish tanks, no snakes. Absolutely no smoking. No auto repair, except changing a flat tire. No camper, vehicle or boat storage outside of your immediate mode of transportation. No commercial vehicles are to be stored, parked or driven on the the property. Tenant involved in illicit trade, practice or criminal activity at the property is a lease violation. Lease violations will immediately terminate your lease. Lease termination does not release your financial obligations of the lease for the entire lease term without owners release. This covers lost rent, advertising, repairs and finding a replacement tenant. Tenant must carry renters insurance. Tenant will not advertise, post, commentary, footage, images, recordings of the property, the owners, owners minor children, or hired contractors in any social media, forums, council meetings or public group or television of any kind or matter. No contractors can be hired or work done on the property by the tenant without owner consent and release. Bypassing this requirement and "billing" a deduction on the rent is a lease termination event. Tenant will agree to zero interest to accrue on their deposit. Tenants will agree to allow a monthly inspection at a prescribed day and time within 7 calendar days of notice to be conducted within 14 calendar days of the request. Tenant must approve email notice for such scheduling at lease insertion. Great tenants have nothing to worry about.
