A Few Things to Know About Living at 304 Grove
We like to be upfront about how the house works, what we provide and what we ask of the people who live here.
Lease: This is a one-year lease with the option to leave at any time with 60 days' notice. We don't believe someone should feel trapped in a home that no longer works for them. If you do decide to move, we simply ask that you help us make the transition easy by keeping the home presentable and being reasonably available so we can show it to prospective tenants.
Solar, Battery Backup & Utilities: The home has an 8.7 kW solar array on the roof along with a brand-new battery backup system. In addition to producing much of the electricity used by the home, the batteries provide backup power so the house can continue operating during many utility outages an increasingly valuable feature when storms disrupt the electrical grid.
The landlord pays for electricity, water and trash. We want our tenants to be comfortable and enjoy the benefits of this unusually energy-efficient home. In return, we simply ask that they be thoughtful about energy use live in the house as if you owned it. Be comfortable, enjoy it and don't waste energy simply because someone else is paying the bill.
Cable / Internet: Tenants arrange and pay for cable/internet, working out any shared cost with the first-floor tenant.
Parking: There is one off-street parking space behind the house, which is shared with the first-floor tenant. Additional parking is available on the street.
Backyard & Outdoor Areas: The backyard is meant to be used and enjoyed, and we hope the next tenants will also be good stewards of it. That includes helping care for what we think is one of the most gorgeous redbud trees in the neighborhood, along with the established honeysuckle that helps bring hummingbirds into the backyard throughout the spring and summer.
The upstairs and first-floor tenants share responsibility for keeping the backyard and parking area maintained and looking good.
Snow Removal: Tenants share responsibility for snow removal around the property and parking area.
Non-Smoking: This is a strictly non-smoking property. Smoking is not permitted inside the house.
More than anything, we're looking for someone who will live here like it's their own home enjoy the porch and backyard, appreciate the unusual energy-efficient features, take reasonable care of the property and be a good neighbor to the person living downstairs.
We'll take good care of the house and the people living here. We're simply looking for tenants who will do the same.
