KITCHEN + LIVING ROOM: The kitchen and living room have an open concept. The kitchen is outfitted with all the essentials to make your stay comfortable. The living room has a sofa, two accent chairs, a Smart TV, and gas fireplace. BEDROOM 1: The first bedroom has a queen bed, side-tables, two lamps, closet, and a view to the lake. BEDROOM 2: The second bedroom has two twin beds, a side table, lamp, and clothing rack. BATHROOM: The bathroom contains a subway tiled shower, hexagon tiled floor, Carrera marble vanity, toilet, and a stacked washer and dryer. The washer and dryer are there for your convenience, so feel free to use them as needed during your stay. 1. Lease Term & Structure Lease is for a fixed term of nine (9) months, beginning September 3, 2026 and ending May 31, 2027. This is not a month-to-month tenancy. The total rent for the full lease term is $18,000, which reflects a blended rate incorporating both peak-season and off-season rental value. Rent is structured as equal monthly payments of $2,000 for convenience, but Tenant agrees the full lease amount is owed for the entire term regardless of occupancy. 2. Rent & Fees Rent of $2,000 is due on the 3rd of each month. A late fee of $50 applies if rent is not received by the 5th. Security deposit required and returned per state law (minus damages beyond normal wear). 3. Early Termination Tenant acknowledges that monthly rent is a prorated amount based on a full-term commitment. If Tenant vacates or terminates the lease prior to May 31, 2027, Tenant remains responsible for the unpaid balance of the total lease amount ($18,000). Landlord will make reasonable efforts to re-rent the property. If a replacement tenant is secured, Tenant is responsible for any difference in rent and any costs associated with re-leasing. Alternatively, Tenant may request early termination subject to Landlord approval and payment of a $4,000 early termination fee (equivalent to two months' rent), plus any unpaid rent through the date a replacement tenant is secured. 4. Occupancy Only the named tenants may reside in the home. Guests may stay up to 14 cumulative days per month unless approved in writing. No subletting or short-term rentals (including Airbnb) without written permission. 5. Smoking & Behavior No smoking or vaping inside the home. No illegal substances on the property. Tenants must comply with reasonable quiet hours, typically 11 PM to 6 AM. 6. Maintenance Responsibilities Tenant must: Keep the property clean and sanitary. Promptly report maintenance issues. Landlord must: Maintain major systems (HVAC, plumbing, electrical). Handle structural repairs. Provide working smoke and CO detectors. 7. Utilities Landlord pays for all utilities. 8. Alterations No painting, changes, or permanent alterations. No hanging pictures or TV mounts. 9. Safety Requirements Tenant may not disable or remove smoke/CO detectors. Notify landlord immediately if alarms malfunction or there are safety concerns. 10. Entry Landlord will provide 24-hour notice before entering for inspections or repairs unless there is an emergency. 11. Move-Out Lease ends May 31, 2027 unless otherwise agreed in writing.
