The security deposit will be returned within 21 days after the termination of the lease, minus any deductions for damages or outstanding rent. 3. Utilities: The tenant is responsible for utility bills including water, gas and electricity. 4. Maintenance and Repairs: The landlord is responsible for major repairs and maintenance unless damages are caused by the tenant's negligence.
