(2) What criteria may result in denial of the application; credit score less than 640, poor references or no references, income less than 2xrent, criminal record (convicted or pending felonies and/or recent misdemeanor). (3) A consumer report is used via Zillow and either WSP Watch or Accurate Background. If denied due to report the name and address of the consumer reporting agency will be provided for the prospective tenant's rights to obtain a free copy of the consumer report in the event of a denial or other adverse action, and to dispute the accuracy of information appearing in the consumer report. (4) The landlord will not accept a comprehensive reusable tenant screening report made available to the landlord by a consumer reporting agency. (5) If the landlord takes an adverse action they will provide a written notice of the adverse action to the prospective tenant that states the reasons for the adverse action.
