Criminal history must contain no convictions for misdemeanors for crimes involving violence, assault or battery, firearms, drugs, or arson; no felonies within the past 7 years, and no sexual offenses ever. In the event criminal history is present, or indicates a misdemeanor or felony convictions for any other type of criminal offenses not set forth above, each applicant will be evaluated on a case by case basis. Additional information may be requested/required in order for us to properly review all facts and circumstances of such conviction(s) in considering approval or denial of the application. We expressly reserve the right to deny the application upon the completion of our investigation and review. Criminal history that indicates an applicant's tenancy would constitute a direct threat to the health or safety of other individuals or whose tenancy could result in substantial physical damage to the property of the owner or others may be denied. Incomplete applications, including applications with missing or false information, will be denied. Applications are required for every tenant over 18 years of age. We do not accept co-signers or guarantors. All co-applicants may be denied based on one of the co-applicant's failure to meet qualification criteria. Applicants are not selected on a "first come, first served" basis. In the case of multiple applications, the highest qualified applicant will be selected.
