    Hello! Below is a description of the rental. If you are interested, please tell us about yourself in an EMAIL using Zillow.Please do not call/text me until I share my # with you. It is just overwhelming to get so many calls and texts. We are renting out the downstairs unit of our home. Here's some info: You: We are looking for a friendly, nature-loving family ideally, or a person/couple or small group of friends. We are very open to kids and friendly pets of all kinds (except cats b/c allergies) Prefer a year-long lease but can discuss month to month No tobacco smoke please The unit: We live in a ~2000 square foot home and converted the bottom floor to be a stand alone unit. The downstairs unit is ~800 square feet. It opens up onto a large covered deck (great for outdoor meals) and the backyard. It has its own entryway. Rooms: Eat-in kitchen (10 x 13.5 ft) that faces the deck and backyard Living room (11 x 11 ft) open floor plan, so flows into kitchen Large bathroom (13 x 6.5 ft) has two sinks, shower and a large jacuzzi bathtub 1 permitted bedroom (10.5 x 10.5 ft) with a very large walk-in closet (8.5 x 7.5 ft) An office that can be used as a bedroom has great natural light (11 x 10 ft) A large bonus room (8 x 17 ft but no windows) was previously used as a bedroom for 2 small kids Pantry (6 x 3 ft) Lots of storage space in crawl space Hardwood flooring The washing machine and dryer is shared with us (as is the backyard) The whole house is all-electric with rooftop solar and battery storage. There's no gas/fossil fuels except for the grill and wok, which you are welcome to use! We have an EV charger (level 2) you are welcome to use There is central heating and air conditioning you have your own thermostat for your unit. Ample parking in front of house The yard: Nature oasis! We are big gardeners and try to fill our yard with as many edibles, natives, and pollinator-friendly flowers as we can. As such there are tons of butterflies, hummingbirds and other beautiful birds. It's very, very peaceful. Trees: We have over a dozen fruit trees of varying sizes and varieties (apples, apricot, avocados, cherry, figs, lemon, lime, nectaplum, nectarine, orange, plum, pomegranate, white sapote, etc) Perennials: passion fruit, raspberry, blackberry, strawberry, blueberry, ground cherry, A LOT of asparagus, artichokes, pineapple guava, strawberry guava, chayote, etc Gardening: There are 7 large raised beds you are very welcome to garden there, or to harvest the veggies we plant. We'd love if you are into gardening since we can grow a lot of food! We have a few compost systems (worms, containers, piles) which you are welcome to use, or ignore. Fun stuff: Our yard also has a large play structure for kids that we built, hammocks, swings, etc. Creek: At bottom of the yard is the San Leandro creek, which flows from Lake Chabot to the Bay. We have a few swings that go over the creek and like to play and "fish" in the water. There is a deer fence between the creek and yard to keep the deer on the other side. It can also serves as a barrier for kids when the water gets deep. The neighborhood: We live in a sweet and safe neighborhood called Sheffield Village. The streets are tree lined, neighbors very friendly it is a lovely place to live, especially for kids. There are several parks within a few blocks (playground, big field, soccer/baseball field, basketball court, tennis court, dog park, and Lake Chabot) as well as trails to go up into the oakland hills for miles and miles of hiking or trail running. Check out the "jeep trail" on googlemaps to see the trail head. Within walking distance is a great organic grocery (Estudillo Produce), great bagel store, a few cafes, and a few good restaurants. There is a great seasonal weekly farmers market, library, and all the usual stuff (restaurants, supermarkets etc) in downtown San Leandro too which is a few mins from the house. The bart (San Leandro bart) is a 10 min flat bike ride away, or a few mins by car. Even though we are in Oakland, we are slated for San Leandro schools. We have loved our experience at Roosevelt Elementary so far. It's walking distance from the house. We are about 10 mins from Lake Merritt, so more "city-ish" stuff is not too far away. Us (we live upstairs): Rachel and David live upstairs with our kids (9- and 5-years-old). We mostly work from home. We are friendly, easily distracted by kids and hobbies. We are very community minded and prefer a community/neighborly relationship with folks who live downstairs. rather than a formal landlord-tenant situation. Our kids are energetic so you will hear them laughing, screaming, or dancing around. They are very friendly and often have their friends over too. If you have kids, they will be invited upstairs to play all the time. Our kids can also be loud tantrums happen, shouts of excitement, dancing etc, So it is important that you are ok hearing them. Rent $2400/month plus utilities ($140/month) Utilities include - PG&E, water/sewage, garbage, internet Note - we have discounted the rent b/c we live upstairs and you will hear our kids, so we are looking for someone who is ok with that
