LEASE TERMS AND CONDITIONS Lease Term This lease agreement shall be for a period of twelve (12) months beginning on the agreed start date and ending on the agreed termination date. Security Deposit A security deposit in the amount of $1,600.00 is due at the time the lease contract is signed. The deposit will be held for damages, unpaid rent, cleaning costs, or violations of the lease agreement. Pet Policy Tenant is permitted to have only one (1) small dog on the premises. No additional pets are allowed without written approval from the landlord. Tenant agrees to maintain the townhouse in a clean and sanitary condition at all times. The townhouse must not have odors related to pets, including but not limited to dog odor or dog urine. Any damages, stains, odors, or cleaning costs caused by the pet will be the responsibility of the tenant and may be deducted from the security deposit. Smoking Policy Smoking is strictly prohibited inside the townhouse. Any damage, odor removal, or cleaning related to smoking will be charged to the tenant. Renter's Insurance Tenant is required to obtain and maintain renter's insurance throughout the duration of the lease term. Proof of active renter's insurance must be provided to the landlord prior to move-in and kept current during the lease period. Property Condition Tenant agrees to maintain the property in good condition and promptly report any maintenance concerns. Excessive damage beyond normal wear and tear will be the tenant's responsibility. Occupancy Only approved occupants listed on the lease agreement may reside in the townhouse. Rent Payments Rent shall be due on the date specified in the lease agreement each month. Late payments may be subject to additional fees as outlined in the lease contract.
