This is a fabulous townhouse with quality appliances and a beautiful kitchen, located a few blocks south of Hwy 50 in a surprisingly quiet neighborhood, close to parks, dining, shopping, and many conveniences. The landlord does not live on-site, but is normally able to respond to concerns in a timely manner. Owner pays HOA fees. Tenant pays for all utilities (electric, water, gas, sewer, wifi, cable), and services (trash collection.) Application fee of $35. If you are selected as a tenant, you must pay first AND last month's rent up front, PLUS a $2500 deposit (so $7,500 total.) No smoking of any kind allowed. Cats and / or small dog (one dog, two cats, maximum) allowed (nothing over 25 lbs.) Pets must be quiet, potty-trained, friendly, and non-destructive! Renting here is month-to-month, meaning if tenant wants to move out, only 30 days notice is required; if landlord wants tenant to move out, only 30 days notice is required. (If you are a good tenant who pays on time and follows the rules laid out herein, you can rest assured I'll want to keep you for a long time!) Tenant is responsible to keep the inside of the townhouse clean, and if any repairs are needed, to notify the landlord immediately. Landlord will pay for repairs / replacement if any damage is "normal wear-and-tear;" however, tenant must pay for damages caused by their own negligence and/or destructive behavior. The landlord reserves the right to inspect the inside of the townhouse (ALL rooms), as he deems necessary, and the tenant must agree to comply, with 48 hours notice verbal or written notice from the landlord. (This will be very seldom as long as the tenant seems relatively problem-free...)
