In addition, 2 wood burning fireplaces (one located in upstairs living room, and the other located in the downstairs den) provide additional heating if desired. A contemporary galvanized steel fence provides significant curb appeal, while providing privacy from passers-by. Within a block of the front door, is an access bridge to the High Line Canal trail, which is a great option for walking or riding bikes to a number of nearby parks. Backyard covered patio is accessible through the kitchen door, or the dining room French doors. Tenant is responsible for the following maintenance; 1. Maintenance of thermostats, smoke detectors, and replacement of batteries as necessary. 2. Replacement of lightbulbs as they go out Tenant is responsible for all utilities, including water, cable, internet, gas, and electricity. Lawn care of front yard (mowing, edging, and blow off) will be covered by landlord, with existing lawn care agreement. Smaller back yard must be maintained by tenant. Renters insurance must be obtained by tenant at their expense, and they must provide proof to landlord. Renters insurance to cover damage and loss to personal property and general liability in an amount not less than $200,000.00. Lease duration will last 12 months. Upon execution of lease, tenant shall deposit with landlord $2,950 (the security deposit), to be returned to tenant(s) within 60 days of termination of the lease, if the property is maintained with no damage. Pets are allowed, with $100 fee per month per pet. No smoking permitted indoors.
