Tenant is responsible for all utilities and upkeep of lawn. Repairs will be paid for by tenant, but will be deducted from next months rent payment upon receiving receipt of repair. Landlord retains the right to inspect the property inside or outside if any neglect, damages or misuse, intentional or unintentional, is suspected for any reason. Landlord will provide written notice at least 10 days before any inspection takes place. Tenant agrees to vacate within 7 days, without court influence, if at anytime, the rent becomes more then 2 months past due. Full security deposit will be returned in full pending an inspection after tenant completes lease agreement, less any deductions for repairs needed to return home to original condition as when first occupied.
