LEASE TERMS & PROPERTY RULES Lease Duration 12-month lease required. Lease renewal may be offered upon mutual agreement between the owner and tenant. Any renewal rent adjustment will comply with applicable local and Florida laws. Monthly Rent & Utilities Monthly rent: $2,995/month. All utilities are paid by the tenant, including: Electricity Water/sewer Any other utility or service used by the tenant High-speed unlimited internet is included in the rent. Tenant is responsible for setting up and maintaining any utility accounts that are required to be in the tenant's name. Pool & Lawn Maintenance Tenant is responsible for the following monthly maintenance costs: Pool maintenance: $110/month Lawn/yard maintenance: $100/month These services are required to keep the property and pool properly maintained and may not be cancelled without the owner's prior written approval. Smoking Policy Absolutely no smoking or vaping inside the home. Smoking is permitted outdoors. Cigarettes, cannabis remnants, and other smoking materials must be completely extinguished and disposed of securely. Smoking materials must not be discarded in the yard, landscaping, pool area, driveway, or anywhere else on the property. Any smoke-related cleaning, odor removal, or damage may result in additional charges. Pet Policy We are happy to welcome your furry family members! Pets must be supervised and under the tenant's control. Pets are not permitted in the pool or spa. Pets must not be left unattended around the pool area. Please dry pets before bringing them inside. Pet waste must be cleaned up promptly, including in the yard and around the pool area. Excessive barking or disruptive behavior is not permitted. Any additional cleaning, damage, excessive odor, or pool contamination caused by pets may result in additional charges. Tenants are responsible for their pets and their behavior throughout the tenancy. Assistance/service animals will be accommodated as required by applicable law. Pool & Spa The pool and spa are for tenant and authorized guest use. Children must be appropriately supervised around the pool area. Pool equipment, pumps, filters, heaters, and controls must not be tampered with or altered. Any pool damage or contamination caused by the tenant, guests, or pets may result in additional charges. Occupancy & Guests Only approved tenants may reside at the property. Long-term or additional occupants require the owner's prior approval. Tenants are responsible for the behavior and actions of their guests. The property may not be subleased or used as a short-term rental without the owner's written approval. Maintenance & Repairs Tenants must promptly report leaks, plumbing problems, water intrusion, electrical issues, appliance problems, pool issues, or any other condition that could cause damage. Tenants must take reasonable steps to prevent further damage when an issue occurs. Owner is responsible for ordinary property maintenance and repairs exceeding $500. Damage caused by the tenant, occupants, guests, or pets through negligence, misuse, abuse, or intentional conduct remains the tenant's responsibility regardless of the repair cost. Tenants may not authorize major repairs or hire contractors on behalf of the owner without prior approval, except when immediate action is reasonably necessary to prevent serious damage or protect safety. Security Cameras The property is equipped with exterior security cameras and a video doorbell for property security. Cameras are positioned in exterior/common areas and are not intended to monitor private areas inside the home. Tenants may not disconnect, cover, move, damage, or interfere with the security cameras or video doorbell. Furnished Home The home is fully furnished and move-in ready, including furniture, beds, linens, towels, kitchen equipment, appliances, TVs, and other household items. Furnishings and household items must remain at the property. Tenant is responsible for reasonable care of all furnishings and appliances. Missing or damaged items may result in additional charges. Property Condition & Move-Out Tenant agrees to maintain the home, furnishings, appliances, pool area, and yard in good and reasonably clean condition. At the end of the lease, the property must be returned in substantially the same condition as at move-in, excluding normal wear and tear. Tenant must remove all personal belongings and trash. All keys, remotes, garage remotes, access devices, and owner-provided items must be returned. Damage beyond normal wear and tear may result in charges as permitted by the lease and applicable law. Renter's Insurance Tenant is encouraged to maintain renter's insurance covering personal belongings and personal liability. Owner is not responsible for loss or damage to tenant's personal property except where required by law.
