Tenant Screening Criteria In accordance with D.C. law, the following screening criteria apply to all applicants and will be applied consistently. Information we will review: verified income and employment, rental history, credit history, and only after a conditional offer of tenancy criminal background history within the last 7 years (excluding time incarcerated), consistent with the D.C. Fair Criminal Record Screening for Housing Act. Criteria that may result in denial: (1) gross household income below 2.25x the monthly rent, unless the shortfall is covered by a housing voucher or other lawful source of income; (2) two or more prior evictions within the last 3 years, consistent with the Eviction Record Sealing Authority and Fairness in Renting Amendment Act of 2022; (3) negative rental history such as a documented pattern of late payments, lease violations, or property damage reported by prior landlords; (4) material misrepresentation on the application; (5) inability to verify information provided; (6) adverse credit history directly relevant to ability to pay rent (a credit score alone will not be the sole basis for denial, as required by D.C. law). Credit / consumer reports: we use Experian. If an application is denied based in whole or in part on information in a credit or consumer report, the applicant has the right to obtain a free copy of the report from the reporting agency. Response time: we will respond to complete applications with an approval or denial decision within 7 days of receipt.
