Parking spots are available in front of the unit, and are not assigned. Yard work is provided by HOA, and there is a pool you are able to use with key and assigned wristbands, as long as you follow HOA rules and policies. Tenant is expected to change the air filters quarterly, which will be provided by the landlord; the land lord will schedule ahead with tenant and bring the air filters and may do a walk through of the property (up to quarterly) the first year. After one year, if tenant remains on good terms, landlord may just drop off the filters and not do a walk through of the property. Tenant is responsible for changing light bulbs, maintaining cleanliness and proper functioning of the rental unit; reporting maintenance issues, and repairing in damage you caused beyond normal wear and tear. Maintenance requests: the tenant will send a message regarding any maintenance requests to the landlord, and any non-urgent matters will be dealt with within seven days. Any urgent matters will be dealt with within 48 hours if at all possible. You can expect good communication confirming the issue and the plan for addressing the issue. We will need to work together on accessing the property and making any arrangements.
