The Tenant shall be responsible for the payment of all water, natural gas, and electricity charges associated with the rental property throughout the lease term. A maximum of one (1) pet is permitted on the rental property. The Tenant shall be responsible for any damage caused by the pet beyond normal wear and tear, subject to applicable law. The Tenant shall pay a security deposit equal to one (1) month's rent prior to occupancy. The security deposit shall be held, applied, and returned in accordance with applicable state and local laws. Monthly rent shall be due and payable on or before the 15th day of each month. Payment shall be made using a method agreed upon by the Landlord and Tenant.
