The home itself has three bedrooms upstairs, with lots of windows and the main living area with kitchen is big and bright. It gets ton of light, and is really beautiful in the morning. It's really lovely being on the lake! There is also a garage that would fit one vehicle, potentially two. Tenant pays electricity, natural gas, internet/cable and any other individually metered services. Owner pays water, sewer and trash. Please no pets as it's a brand new home. Security deposit that will be returned to you based on the status of the home at lease end. Maintenance/reporting: Tenant must promptly notify you of leaks, water intrusion, plumbing issues, HVAC problems, etc. Tenant shouldn't make repairs or alterations without approval. Damage: Tenant is responsible for damage caused by the tenant, occupants or guests beyond ordinary wear and tear. Alterations: No painting, wallpaper, mounting TVs, changing fixtures, installing satellite dishes, etc. without written permission. You could allow ordinary picture hanging if you want. Smoking/vaping: I'd make the entire property including garage non-smoking/non-vaping. Subletting/Airbnb: Specifically prohibit subletting, assignment, Airbnb/VRBO or other short-term rentals without your written consent. Parties/events: No large parties, events or commercial use of the home. Renter's insurance: I'd require it. Something like $100,000 $300,000 in personal liability coverage is common, plus coverage for their own belongings. Landlord entry: Establish a reasonable notice period for non-emergency inspections, repairs, maintenance, etc. 24 or 48 hours is easy to administer while preserving emergency access. Colorado recommends addressing entry and notice in the lease. End-of-lease condition: Home should be returned reasonably clean, emptied of personal property and trash, with all keys/remotes returned, subject to ordinary wear and tear. Early termination: Spell out what happens if they want to leave before the lease ends. I'd have a Colorado attorney/template handle the exact language rather than creating a punitive "lease-break fee."
