1. No Smoking Smoking is strictly prohibited inside the residence and in any other enclosed areas of the property. 2. Pets A maximum of three (3) pets total may be kept at the property, subject to the Owner/Authorized Agent's approval and any applicable pet provisions contained in the lease. 3. Utilities Tenant is responsible for establishing, maintaining, and paying for gas and electric service for the duration of the tenancy. 4. Refrigerator A refrigerator is not provided with the rental property. Tenant is responsible for providing and maintaining their own refrigerator. 5. Last Month's Rent Last month's rent is due at the time of lease signing, in addition to any other deposits, rent, or charges required under the lease. 6. No Subleasing Tenant may not sublease, assign, rent, or otherwise allow another person to take possession of any portion of the property without prior written authorization from the Owner/Authorized Agent. 7. Guests and Occupancy Only individuals authorized under the lease may reside at the property. Long-term or unauthorized occupants are not permitted. Guests may not establish residency at the property without prior written approval from the Owner/Authorized Agent. 8. Noise and Disturbances Tenant, household members, and guests must not create excessive noise or disturbances that interfere with neighbors' peaceful enjoyment of their property. This includes excessively loud music, televisions, parties, or other disruptive activity.9. Lawn and Yard Maintenance Tenant is responsible for keeping the grass and yard reasonably maintained, including regular mowing as needed. If the lawn is not properly maintained after appropriate notice, the Owner/Authorized Agent may arrange for lawn service and assess the Tenant the applicable lawn-maintenance charge, to the extent permitted by the lease and applicable law. 10. Property Inspections The Owner/Authorized Agent may conduct reasonable inspections of the property in accordance with the lease and applicable South Carolina law. Except in circumstances where the law permits otherwise, appropriate notice will be provided before entry. 11. Vehicles and Parking The property may not be used for excessive vehicle parking. Vehicles must be properly parked in designated areas. Non-operational, abandoned, or unregistered vehicles may not be stored on the property, subject to applicable law. Tenant is responsible for ensuring that household members and guests comply with these parking requirements. 12. Cleanliness and Garbage Tenant must maintain the property in a clean and sanitary condition. Garbage, trash, discarded furniture, vehicle parts, appliances, or other debris may not accumulate in the yard, driveway, porch, or other exterior areas. Household garbage must be placed in appropriate containers and disposed of properly. 13. Tenant Responsibility Tenant is responsible for ensuring that all household members, occupants, guests, and approved pets comply with these rules. Violations may constitute a breach of the lease and may result in notices, applicable charges, or other remedies permitted under the lease and South Carolina law.
