Renter is responsible for all utilities and services. Rent is due by the 5th of every month. Late fee of $25 a day starting on the 6th of the month. Renter is required to have renter's insurance. Landlord can access the property at any time in case of emergency and 24 hour notice for non-emergencies. Landlord will visit property once a month. Landlord is not responsible for any damages or injury to the resident or any other person or property. Renter shall not use property for unlawful or immoral practice. Any repairs to property the renter agrees to pay for the first $50 of cost of repair during each calendar month. Any damages beyond normal wear and tear will be solely the responsibility of the renter. No kerosene space heaters allowed. Currently no telephone/cable tv/internet services hookups are on the premises. Any installation or repair charges are the sole responsibility of the renter.
