Occupancy: Only approved occupants listed on the lease may reside in the property. Subleasing or assignment is not permitted without prior written approval. Guests: Guests are permitted for short stays only. Any guest staying more than 7 consecutive days or more than 14 days within a calendar year must receive prior written approval from the owner. Pets: No pets allowed. Smoking & Substances: No smoking or vaping of any kind is permitted inside the property or on the premises. Illegal substances are strictly prohibited. Maintenance, Yard & Landscaping Care: Tenant is responsible for maintaining the front and backyard, including mowing, watering, weeding, trimming, and keeping all outdoor areas clean and orderly. Landscaping, lawn, and yard areas must be maintained throughout the tenancy and returned at move-out in the same condition as at move-in, normal wear and seasonal changes excepted. Damage, neglect, or failure to maintain the yard may result in charges or deductions from the security deposit as permitted by Washington State law. Irrigation & Water Use: Tenant is responsible for proper watering of the lawn and landscaping and must use any irrigation systems responsibly to prevent damage or excessive water use. Noise & Nuisance: Tenant shall not create or permit excessive noise, disturbances, or nuisances that interfere with neighbors' quiet enjoyment of their property. Alterations: No painting, alterations, or installations may be made without prior written consent from the owner. Entry & Inspections: Owner may enter the property with proper notice as required by Washington State law for inspections, maintenance, repairs, or showings. Renters Insurance: Renters insurance is required prior to move-in and must be maintained throughout the lease term. Termination & Violations: Lease violations may result in notices, fees, or termination as permitted under Washington State law.
