A property manager/owner may screen adult non-applicant tenants solely for factors related to maintaining property, and for conduct consistent with the health, safety, or peaceful enjoyment of premises by other residents or the property manager/owner, and to evaluate prospective tenants' ability to comply with the property manager/owner's Rules of Residency. While a property manager/owner may not screen non-applicant tenants for financial responsibility, they may require all adult tenants to sign Rules of Residency. All financially accountable applicants AND non-applicant tenants over 18 MUST submit an online application. Applications will be processed in accordance with current Oregon law. Credit and Criminal History Criteria Through the online application the property manager/owner will obtain a credit report, criminal background check and rental history for each applicant and co-signer 18 years of age or older. One year of verifiable rental or mortgage history from a current third party is required. Homeownership is verified through the county tax assessor. Homeownership negotiated through a land sales contract is verified through the contract holder. (Rental references ending 12 months prior to the date of application will not be considered current.) 2. Applicants must provide at least 1 current verifiable address and 1 previous address. 3. Applicants must have a satisfactory rental reference from their current property manager/owner and/or previous property manager/owners for the past 2 years. 4. Eviction-free rental history is required. 5. Rental history reflecting past due rent or an outstanding balance will be denied. 6. If a property manager/owner gives a negative reference or refuses to give a reference, the application will be denied. 7. We may refuse to process an application if the applicant has verifiable, repeated Rental Agreement violations with the same property manager/owner with the most recent violation within 365 days of the submission date, and if the property manager/owner has provided the applicant with copies of the considered violation notices. Income Criteria Applicant's gross monthly income must be two times the amount of the monthly rent. Income will be verified from copies of the prior month's pay stubs (please submit 2 most recent) provided with the application or by a phone conversation with the applicant's supervisor. Disability Modification Requests Disability-related accommodation or modification requests may be submitted with the application or directly to the property manager/owner upon request. Condition of Move-In All utility accounts, where applicable, must be transferred into the residents' name as of the date of possession.
