    What's special

A TRUE ESTATE WITHOUT EQUAL. Asking price is for TWO separate, adjoining lots on the conveniently located north end of beautiful Camano Island, which is connected by bridge/road -- NOT by ferry. The lots are accessed via the prestigious Brentwood community. The main house (with 2-car attached garage and 3-car detached garage) plus private indoor tennis court is on Lot B (4.03 acres). Western Lot A (3.54 acres) is empty land that we bought mainly for view preservation, but it is fully buildable with water, power and septic connectivity. I will entertain selling the two lots separately, but I think once you see the amazing western view, you may not want to. The main house is a Mediterranean style home built with ICF, insulated concrete forms, the strongest, quietest, longest-lasting, most energy efficient method available (Google it!). The lots are about 525 ft above sea level (one of the highest on the island) with 360 degrees of unobstructed views of the Cascade mountains, the Olympics and the waters of Puget Sound. The first floor has 12.3-foot ceiling heights; the upstairs, 10.4-foot. There is a master bedroom downstairs as well as upstairs. Entry double doors are 9.5' in height. All interior doors are solid-core 8 footers. The second floor boasts a 681 sqft carpeted and heated sunroom (not counted in the square footage) off the master bedroom that must be seen to be believed -- with a 16-foot wide sliding window system that can be opened to 12 unobstructed feet. The house has its own private double gates with a 6"-thick reinforced concrete driveway for abundant guest parking that can take the weight of even large, heavy-duty semis. It is completely surrounded by 6'-high ICF walls to the north and 2'-high ICF walls to the south. About 3 minutes drive away, the tennis/sports court is located about 150 feet below the main house so it does not block any views. I personally designed and built the tennis court (65'4" wide, 124' long with a center peak of 34.5'). The slab is 6" thick with #4 rebar at 14" on center. There is 202 cubic yards of reinforced concrete in the footings and slab, which is almost 820,000 pounds of concrete with 16,000 linear feet of #4 rebar! Don't want a sports court? Convert it to a gigantic garage for any vehicle of almost any weight without fear of destroying the concrete. On the south side of the tennis court's roof are 140 solar panels that produce about 50 Mega Watt-Hours of clean, free electricity annually. The tennis court and the main house combined use less than 38 MWH annually, so you can use as much electricity as you want or build on Lot A and have that unit share the generated power. On top of that, Snohomish PUD cuts a check for about $3500 annually as generation credit until August 2026. There is a large fountain across from the front entry and another large southern fountain with a sheer descent waterfall. For power outages, there's the full-house, automatic backup propane-powered generator. There is a large home theater on the main floor and the upstairs master bedroom has its own drop-down front projection system. All equipment and furniture can be negotiated. I've been lazy in not taking any new inside pictures for this listing, but an appointment-only visit will prove that I have not been hyperbolic in my description of this house. I personally designed it in 2005 and oversaw its construction from 2006 to 2009. I never thought I would sell this, but my wife made me design and build us a beach house off the waters of Utsalady Bay which we now live. Though we pay Brentwood HOA's dues (currently $1200 a year per lot, plus $50 a month for 8000 gallons of water), we are not part of the HOA so we can't vote (nor can we serve on the Board, which is good, trust me) and many HOA architectural limitations do not apply. I built this house in this specific way because I'm passionate about quality, longevity and energy efficiency. 2% buying agent commission. Louis 8583424972 cell
