    I own this home since 1990. The roof leaked in our clothing. There was a serious fire hazard from the inept installation of a wood burning stove. The original cast iron radiators were gone and an oil furnace changed to natural gas (tank is on the driveway). The heat on the first floor came from one single large vent on the middle of the house, upstairs it came from the ceiling. The shingle siding was paper thin (power washing?) Behind it there were 3/4" by 4" boards 4" apart, it shakes badly during earthquakes. I have experienced two while in the house. The 2x4 pony wall tilts out, the foundation has no rebar. It is cracked. We had water running front to back towards our pump. In 2005 a contractor built 2 homes west of me and got away without putting a culvert. The clay dirt removed for the foundations was spread on the house closer to me. See the wood fence bowing from the dirt pressure. Water runs in such quantity that my 2 pumps failed. I lost too many things I had stored. I was in vacation when my son wrote that my basement had 4 ft of water. He rented a large pump, then bought a submerged pump that lasted 5 years? I am on my third one but the basement is useless for storage. I lost 2 water heaters. The water has to be pumped up so if there is a blackout it will not help having a pump. The chimney was replaced by HUD after an earthquake with concrete block. It has a long crack in the middle. It needs a new roof. I have not installed the siding, missing are: windows, furnace, bathroom & kitchen fixtures so after adding all that the house will still be an old house. Any investor who wants to remodel the house will have to raise it and replace the foundation. If he wants to building new, he will have to fill the footprint of the house at least 5' deep. I am not sure he will be allowed to just use broken concrete or gravel. There is sex offender's housing in my block and many of us have been broken into and things stolen over the years from drug addicts living nearby.
