Dogs are allowed with restrictions. No cats allowed, owner is allergic. Non-refundable pet fee due up front. If interested, must pay a $35 application fee for a credit and background check. No smoking allowed inside the premises. The schools are King's Grant Elementary, Great Neck Middle, and Cox High. Available for a tour most afternoons or weekends! Message for any additional questions. Lease is for 12 month minimum. Tenant shall vacate the premises upon termination of the Agreement, unless (i) Landlord and Tenant have extended agreement or signed a new agreement; (ii) Landlord accepts rent from Tenant (other than past due rent), in which case a month-to-month tenancy shall be created which either party may terminate by a thirty (30) day written notice. In the event a month-to-month tenancy results, rent shall be at a rate agreed to by Landlord and Tenant. Utilities: Tenant is responsible for electric, water/wastewater, trash, and cable/internet if desired. Washer & Dryer are included and functional but are not considered part of the lease agreement. The dryer timed dry works, but the moisture sensor setting does not. They can be removed prior to move in at request of tenant. The responsibility of any repairs/replacement after move-in will not be covered by the landlord. Tenant's or guests' personal property and vehicles are not insured by Landlord against loss or damage due to fire, theft, vandalism, rain, water, criminal or negligent acts of others, or any other cause. Tenant is advised to carry Tenant's own insurance (Renter's Insurance) to protect Tenant from any such loss or damage. No Tenant(s) shall smoke, nor permit anyone to smoke, inside the main building of the premises. Pet fee: 1 time up front non-refundable $500 pet fee. Pets are not allowed at the Premises without the express written consent of Landlord via the Pet Addendum of the lease. Rent is payable on the FIRST day of each month of the term and can be up to TEN days after aforementioned date. Rent for the period beginning on the lease start date is due no later than Seven (7) days prior to the lease start date unless agreed upon. EARLY TERMINATION FEE: During the initial term of the Agreement, Tenant(s) shall have the option to terminate the remaining responsibility for rent due for the balance of the lease term by providing Landlord with written notice of not less than thirty (30) days together with payment of an early termination fee equal to TWO (2) MONTHS RENT. The Agreement will be considered terminated upon Landlord's receipt of a proper written notice (signed by all Tenant(s) and payment of the early termination fee and all rent and other charges due through the date of the Tenant(s) vacating the Premises.
