Approval of a rental application does not constitute approval of an assistance animal request and does not waive Landlord's right to evaluate the request in accordance with applicable federal and Alabama law before execution of the lease. Incomplete accommodation requests may delay lease preparation or execution until the request has been reviewed. Assistance animals are not considered pets; however, all animals must comply with reasonable standards regarding behavior, sanitation, and safety, and occupants remain responsible for any damage caused by an assistance animal. The advertised monthly rent applies only to a twelve (12) month lease. Minimum lease term is three (3) months. For lease terms shorter than twelve months, monthly rent shall increase by 1% of the base monthly rent for each month fewer than twelve months. This also applies to early termination of the lease and the Tenant will be responsible and held liable in accordance with applicable law for any rent determined to be in arrears. For example, monthly rent for a 9-month lease or 12-month lease vacated three (3) months prior to contracted term, would be calculated at $3,000 x 0.09 + $3,000 = $3,270/month. Tenant shall pay a security deposit equal to one month's rent prior to occupancy. The security deposit will be held in accordance with Alabama law and may be placed in an interest-bearing account. Early termination of the lease may forfeit all or portions of the security deposit as permitted by law. Upon normal termination of the tenancy and surrender of possession, the security deposit, not including any accrued interest, less any lawful deductions for unpaid rent, damages beyond normal wear and tear, or other amounts permitted by law, shall be returned to Tenant within sixty (60) days, together with an itemized statement of any deductions.
