Very private with a small fully fenced separate yard and covered, off-street carport. 500 sq. ft living space, one bed/bath: *bedroom measures 9.5' x 15' *bath measures 6' x 8' *remaining space (~308 sq. ft.) is open concept living room, small dining area and kitchen, to maximize space. Wood-look tile flooring throughout common areas/bedroom, white hex tile in the bathroom. The bathroom features a claw foot tub w/shower - is not ADA compatible (sorry). Dual-pane windows throughout, and well insulated. Sliding patio door from bedroom opens on to a small back patio. Gas stove/oven, farmhouse sink in the kitchen. **Furnishing shown in photos for scale; bedroom will fit a queen bed, living room will fit a full size sofa and dining area will fit a small table. The guest house will be rented UNFURNISHED. **Guesthouse Utilities: Gas, electricity, and water are included with the rent. Mini-split central heating and A/C. Tenant will provide own internet/cable/streaming at their expense. Maintenance of the landscaping will be the responsibility of the tenant, which includes watering and minor 'maintenance' (e.g. weeding). Conveniently located 7 minutes from downtown San Diego, less than 5 minutes to SR-94 and I-5, and less than 3 minutes to I-15 and 805. 1-year lease required; will consider negotiating a 6- month lease with additional $200/month rent (6 month lease - $2,200/month for one tenant). 1 small dog is acceptable (small = 30 lbs. or smaller), subject to an interview, and requires an additional pet deposit of $150. Sorry, NO CATS permitted. **Rent price of $2000/month assumes up to 1 person with one small dog. I will accept one additional person (up to 2 tenants maximum for tenancy) for an additional $200 (total price for 2 tenants, $2,200, unless negotiating a 6 month lease, then - $2,400/month for two tenants). Pet deposit for one small dog (up to 30 lbs) $150 additional on top of $1800 deposit = total, $1950 one person, one dog. Utilities (gas/electric and water) for the guesthouse are included with rent; the internet/cable is the tenants' responsibility, at tenants' expense. The house will be available for walk through mid-June, 2022 due to current tenant. The owner lives on-site in the main house, and expects that prospective tenants will meet first to discuss the property and mutual expectations. Non-smokers ONLY; absolutely NO SMOKING in house or onsite. 1-year lease preferred, will negotiate a 6-month lease for additional rent. Rent price of $2000/month assumes up to 1 person with one small dog; an additional tenant (up to 2 total people maximum for tenancy) will increase the rent price and deposit to $2200/month with $1850 deposit (+$150 for a pet deposit). Utilities (gas/electric and water) included with rent; the internet/cable is the tenants' responsibility, at tenants' expense. 6-month lease can be negotiated with additional rent, maximum $2400/month for maximum 2 tenants (see property description, above). If interested in renting the guest house, the landlord expects a valid credit and background application through Zillow be submitted, demonstrate past 4 months salary history, and work / previous rental references (must provide contact numbers), as well as pre-meeting with the landlord on site (outdoors, wearing masks - implementing COVID protocols).
