Criminal records - a history of violent crime (assault, battery, domestic violence, etc) is disqualifying. History of eviction within the last 48 months is disqualifying unless it is related to COVID-19, or you have documentation of a court's ruling in your favor. If you were evicted prior to March 2020, you can NOT cite COVID-19 as a reason. Your pre-tax household income must cover the cost of rent a minimum of 3 times (meaning your family must be able to show proof of at least $7200 in monthly income, before taxes) ESA - legitimate proof of ESA required from a licensed healthcare provider. ESA certificates purchased online are NOT valid proof and do not offer any sort of protection under the fair housing act.
