OPEN WATER VIEWS INCLUDING SUNSETS, YEAR AROUND! There is no lot available with a more beautiful and private, wide open view of Boca Ciega Bay, St Pete Beach & all the way around to Gulfport. Interior photos will follow shortly. The house will be available to show soon. I am in no rush to sell, but can move relatively quickly. I will place "For sale notice" here when it is available. The BEST news, for those worried about high flood insurance, is my home qualifies for a grandfathered exception based on the first Pinellas Flood Insurance Rate Map and City Codes, which my flood certificate has shown the home to be built in compliant with the laws of 1973, before the National FIRM Map and laws came into effect Jan 1, 1975. Thus, my flood insurance is $701/year, and it can be taken over by anyone who purchases this home. I am so happy to be able to offer this peace of mind! The house was originally a 5 BR with a screened porch. The previous owners made a huge master bedroom of 2 smaller BRs, thus turning it into a 4 bedroom/3 full bath house. They also enclosed the back porch. The wood-burning fireplace is built of fossilized coral. There is a separate formal dining room and large formal living room. Ceramic tile is throughout, except in the 3 smaller bedrooms, some of the tile brought from Europe. I ordered blue ceramic glazed tile for the roof from Japan. The pool has a Florida flair with a dolphin motif & was just resurfaced with new exposed aggregate. The wooden deck is built around a couple of the palm trees I planted in the back yard for shade. Almost all windows have hurricane shutters, the house backside are motorized, with a 3 smaller window areas having other unbreakable coverage. The home received passing colors on the "Wind Mitigation Inspection" which lowered my Homeowner's insurance rates. I have the house wired for a surround sound system in one room, and this includes wires to an outside speaker and master bedroom speakers. We have tropical plants and a banana stand. The landscaping is beautiful and adds to privacy. I have reclaimed water for the landscaping. The Trane heat pump is one year old, very energy efficient, with 11 years left on the warranty. The most expensive recent renovation was a 2005 new 150 ft. sea wall, side walk & retaining wall to further protect the property. The work was done by Pete Sapp, whose family business is known to do the best work in the area. Neighborhood Description Neighbors are friendly and there are many ways to fit in and get involved, if you wish! There is a yearly picnic, a winter holiday party, a Broadwater Christmas boat parade competition, etc. There is also an active group of volunteers, and one group is called "Helping Hands," specifically there for people in need.
