No smoking / No pets. Easy access to downtown Greencastle and US 40. South Putnam Schools. Long term tenants desired, but minimum 1 year lease required. CRITERIA FOR APPLICANTS:: 4X ratio rent / monthly household income, GOOD credit score and financial history, stable employment and rental history, income verification and references. Interested tenants meeting the criteria need to request an application from the owner on this Zillow site. Zillow application fee of $29 includes a credit report and background report from a 3rd party provider. Tour of property will be arranged after receiving the application. Any adult intending to reside in the property (even part time) identified and submit information on the application and and will be on the lease. PROPERTY INFORMATION AND DISCLAIMERS: 1) Water supplied by onsite well and is treated by a Culligan water purification system. Certain conditions and limitations on water use must be observed to maintain ample water flow to the house. Depending on personal use and schedules, if water is run for any extended period, the well may become depleted and require time to recharge. We do not recommend the property for more than 2 adults and 2 children due to that. 2) The property has a septic system and appropriate disposal of waste must be observed. 3) The Property is zoned Agricultural, and no commercial uses are permitted. 4) Tenant can not use the property for any purposes or hobbies that would disturb the neighbors, specifically no shooting of firearms on the property (except in defending personal safety) or loud music outside and any other activities that would "disturb the peace." 5) The leased property is the area around the house up to the fence and does not include the block barn or fenced off pastures and wooded areas adjacent to the property used for Landlord's livestock. NO PETS can be housed indoors. 6) The HVAC is all electric and utility costs (to be ordered in tenants name) have ranged between $100 -200 a month depending on tenants' use and current rates. Owner provides lawn & trash service and water. Tenant pays Duke Electric service and cable and/or internet service (if desired). No smoking in the house. No pets. Other restrictions on use. Security deposit due upon signing lease. First and last months' rent due upon move in.
