Tenant is HIGHLY advised to purchase Renters insurance or sign a waiver, as tenant property is not covered under the homeowners insurance, incase of disaster, homeowner is not responsible for Tenants property. There is a non-refundable pet fee; negotiable upon type & number of pets. Tenant is responsible for all damages above the usual wear and tear, including from pets, house-hold members, and guests. Disturbing the peace, smoking inside the house, willful and deliberate destruction of property, not keeping up with the maintenance of the property, not informing maintenance issues, not paying rent or utilities, causing a lien on the property for any reason are all considered a lease violation, which will be cause for permanent removal from the premises.
