Cleanings will be scheduled in advance and charged separately. * Trash pickup is required every 10 days and is charged at $35 per pickup. * Monthly property inspections will be conducted with at least 24 hours' notice * Early departure does not qualify for a refund. Long-term cancellation and reservation-change policies apply and will be detailed in the rental agreement. * Included utilities and any applicable usage terms will be specified in the rental agreement. * The reserving guest must be at least 25 years old and remain at the property for the entire stay. * All required fees, payment schedules, and long-term rental terms will be provided for review before the reservation is confirmed. Last-Minute Bookings For reservations made **within 5 days of arrival additional verification is required to protect our homeowners and guests. This includes: * A clear photo of a government-issued ID * A full facial selfie of the primary guest holding that ID (must match the reservation name) * A photo showing the last 4 digits of the payment method in the primary guest's name Subject to security screening for verification and authenticity. Failure to complete verification may result in cancellation. *Full Lease Terms Will Be Detailed In Out Rental Agreement* A signed rental agreement, security deposit, and first payment are required to confirm a stay. Rental rates, payment schedules, deposits, utilities, cleaning services, pet fees, trash service, and other applicable charges vary by property and length of stay and will be disclosed before booking. Residents must be at least 25 years old, use the home solely as a private residence, follow the property's occupancy and parking limits, and comply with all community rules. Smoking, unauthorized pets, parties, events, subletting, and unregistered occupants are not permitted. Pets may be considered at select properties with prior approval and an additional agreement. Residents are responsible for maintaining the home in good condition, reporting maintenance concerns promptly, and covering damage beyond normal wear and tear. Periodic cleaning, property inspections, and renter's insurance may be required.
