Renter pays all utilities. Up to three animals allowed; all must be potty-trained. Regular maintenance issues will be 100% paid for by owner. Tenant is responsible for damage caused by themselves, their pets, or their guests. Renter must notify owner of new, permanent or short term, tenants, and gain approval. This applies to roommates and people staying two, or more,weeks. Any cosmetic or non-essential upgrades must be requested by the tenant and approved in writing by the owner. The tenant will be responsible for agreed-upon costs by both parties. No smoking cigarettes inside the premises.
