    "Aspen Mountain Ranch"  is located above Echo Basin just 45 min N of Durango, CO, and very close to downtown Mancos and Cortez, CO. The ranch sits from 8200 - 8600 ft +/- and during the summer months 75/77 degrees are the highs and makes for the perfect outside summer days and at night it's in the mid to high 50's so burning your large fireplace can be done nightly and is what mountain living is all about. The ranch has a very nice clean, very cozy 1800 sqft cabin, 2 story, 2 bedrooms and 2 baths and a epic fireplace. The cabin has a propane tank, full kitchen with the water coming straight from the cleanest natural spring that you can literally drink right from the sink and is incredibly good tasting water.  Power is from a generator plus has a back up generator, it would be very simple to install solar and of course Starlink but everything works great now. The propane runs the refrigerator, dyna-glo heater, a coup de gras stove and has on demand endless hot water for endless hot showers.  On the property there are about a dozen springs +/- and there are 2 large springs that hold water all year round even this year and provides an incredibly array of wildlife that come drink every day from the springs. There are large numbers of Elk, Deer, Bears, Eagles. On the larger of the ponds the owner has harvested a bull Elk every single year for the last 20 years in a row (every year), also because of the location in the middle of National Forest the elk will get pushed to private property and thus why the hunting on this ranch is outstanding, also you have tens of thousands of acres of National Forest right out your door step that you are also be able to hunt, the owner said during the rut it's almost hard to sleep with the bulls bugling and in the valley and they are everywhere. Another huge plus is having a turn key cabin that could be rented out all summer as Mesa Verde Park and the Canyons of the Ancients which draws millions of visitors and is just a short drive and would make a great VRBO rental all summer long and then an even better rental during hunting season which goes from Sept 1st till Jan 31st, hunting is big money and because the hunting is so good up there I can see the cabin begin booked fully. The property is 30 min up a dirt road that a high clearance vehicle is recommend and keeps the property extremely private from the world, however last week I did pull my trailer with my side by side up the road with no problems, in the winter snowmobile or side by side with tracks would be a easy way to get to the cabin in the winter if you so wanted.  These types of property surrounded by Nation Forest are very rare and just simply hard to find and then add a functional cabin making you money, and thousands of Aspen trees and spring feed ponds and you have a very special one of a kind legacy property for generations to come.
