Tenant must promptly notify landlord of any damages or needed repairs. Tenant is responsible for keeping the property clean and in good condition. Tenant may not make alterations (painting, installations, etc.) without written approval. Tenants and guests must not engage in loud, disruptive, or illegal activity that may disturb neighbors or violate local ordinances. Tenant may not sublet, assign, or rent the property (including platforms like Airbnb, VRBO, etc.) without written permission from the landlord. Smoking, vaping, or use of any tobacco, marijuana, or similar products is strictly prohibited inside the home, garage, and within 50 feet of the property. The fireplace is decorative only and not to be used under any circumstances. Only individuals listed on the lease agreement may reside in the home. Tenant is responsible for payment of all utilities, including but not limited to electricity, water, gas, trash, internet, and any other services used during the tenancy. Tenant must return the property in the same condition as received, minus normal wear and tear. All keys, garage remotes, and access devices must be returned upon move-out. Tenant is strongly encouraged (or required, if you prefer) to maintain renter's insurance covering personal property and liability during the tenancy. Landlord is not responsible for damage to or loss of Tenant's belongings. Violation of any terms of this Addendum or Lease Agreement may be considered a breach of contract and grounds for termination of tenancy, subject to applicable landlord-tenant laws.
