Both the furnished and the unfurnished flats are part of an owner occupied dwelling situated on a landed property. This house (not a condo) is located in a quiet residential neighborhood, near N Milwaukee and W Montrose, a 10 minute walk from Portage Park. The closest large supermarkets are almost a half a mile away. Would this location suit you? The market value for either of the rentals is $2100.-. Hotpod's estimate of circa $1900.- does not figure in the utilities. You would also have to shovel yourself out of the snow and treat the Property as your own. Would this be a problem? (The former house sitter would prepare you for your more complicated maintenance chores, by assisting you in the beginning. Chores necessitating professional maintenance and handling would be done by offsite management.) Do you understand the difference between a license to occupy and a lease? For example, this dwelling is exempt from the Residential Landlord Tenant Ordinance (RLTO) and some other housing, and state or local laws. In a nut shell, licenses to occupy are also governed by contract law and exclude some of the mutual requirements of the RLTO. (For example, if you wanted to leave early it wouldn't be a problem. But, Trump's executive order would also not apply.) The license we use is technically called a house sitting agreement extended and adjusted to include rent payments. It is something of a combination of a simple house sitting agreement, and a traditional dorm room agreement: Is the security deposit OK with you? It depends on the length of stay. Down the line, there will be some remodeling and/or construction in some of the other units. Would this temporary noise be a problem?
