(Room-mate references are not acceptable) Failure to disclose an address of record in the last three years is cause for an application to be rejected. A negative reference or he refusal of a prior owner to give reference - may be grounds for rejection of your application. An Eviction action or an Unlawful Detainer action may be basis for rejection of your application. If no rental references are available within the last 3 years please provide the last known rental reference. Income verification required: Please provide your Employers' name and phone number for verification of the last 2 years employment. If self-employ, verification through tax filing records from the previous 2 years is required. Combined monthly income should be at least 2.75 times the monthly rent. Additional Important information: A serious criminal background or a court action related to housing may grounds for denial Judgements, Liens, Collection items and/or Garnishments may be grounds for denial Unverifiable information on the rental application may be grounds for denial. Information must be verifiable SECURITY DEPOSIT: After application is approved and prior to moving in, a Security Deposit is due at the time the lease is signed. A security deposit is equal to one months rent plus $500. A dog may be permitted, subject to Owner's written approval and an additional Pet Fee deposit of $500. $250 of the Pet Fee deposit is non refundable - $250 of Pet Fee deposit is refundable if the pet has not caused damage to the property. A One Year Lease is required - with a 60 day notice of vacating, prior to the end of lease term Tenant pays the utilities and keeps the premises tidy and free of debris. If the rental unit is a 'single family' home, the lawn mowing and snow removal is Tenant's responsibility. If the rental unit is a townhome, Tenant agrees to abide by all the Association Rules and Reg (HOA Docs on site) Tenant must keep all vehicles registered with the owner. A guest staying longer than 5 days per month must have written approval from Owner and may be required to have a criminal background check. Maximum of 2 persons are allowed per bedroom.
